Do you offer short-term leases or flexible lease terms for military personnel?
Our loyalty lies with our owner-clients, and as such we only offer flexible lease options when it is to their benefit. -
How do I provide notice if I receive PCS orders before my lease ends?
Notice of termination is always required to be submitted in writing. Tenants can submit notice via email, our website, the tenant portal, or in person. An official move out date and a copy of orders or memorandum from a commanding officer is required. -
What types of housing do you offer near major military bases?
We manage single family residential homes and privately owned apartments, townhouses, and condominiums. -
Can you help with remote rental agreements if I'm unable to visit in person?
Absolutely! We have all the tools necessary to manage your home on your behalf regardless of your location.

How long of a lease do you sign?
In most cases, a one year lease is what we recommend, in order to avoid being stuck with less than ideal tenants or locked into a lease at a price that does not keep up with the market. However, legally we can sign a three year lease on your behalf, upon your assistance. -
How much security deposit do you charge the tenant?
In accordance with North Carolina law, we will collect one-two months' rent on year-long leases. Determination of the amount of the security deposit is risk based and dependent on the score that the applicant receives as we qualify them to rent your property. -
How soon can you start managing my property?
If your property is ready in accordance with Guardian Property Management standards, we can generally begin advertising and managing it within a couple of business days! Signing your contract and turning over keys, etc. is essential for facilitating a quick takeover.
